Development site in South Bristol listed at £375,000, but could be worth £2 million in future

A development site in South Bristol will go on sale at an auction with a guide price of £375,000. The site, on Upper Perry Hill in Southville, currently has planning permission to build two “luxurious and contemporary” four bedroom family homes.

The development site, which is formed of a commercial property, consisting of an office and workshop, sits on the corner of Upper Perry Hill and West End. The site comes with a variety of development opportunities which includes flat development, converting the site into separate houses or continued commercial use.

However, planning permission to turn the site into two sets of four bedroom family homes has been granted where the homes would be spread over four floors. It would come with off street parking and gardens and a new gated entrance off West End.

The proposed homes, 2,255 sqft in size each, would have a home cinema, wine store and a tech room in the basement, two bedrooms on the ground floor and a utility room and shower room also on the ground floor. The first floor would contain a living area and open plan kitchen diner, and the second floor would have two bedrooms and two bathrooms.

It is estimated that the value of each home, when completed, would be in excess of £1 million. This is due in part to the desirable location, located within walking distance of North Street and the Harbourside.
