A Grade II-listed cemetery lodge off a main Derby road is set to go under the hammer next month. The historic lodge on the site of Uttoxeter Road Cemetery, just a few hundred metres from the city's inner ring road, is shown on the 1852 Board of Health Map and has seen refurbishments over the years, transforming it into a quirky and intriguing home for a potential buyer.

It has been described as a "unique" and "rare" opportunity by SDL Property Auctions, which is managing the sale of the property. A spokesperson for the auctioneers said: "The property occupies an established location conveniently positioned for a number of local shops, with the city centre, Derby's inner ring road and the A38 all situated within close proximity, as well as primary and secondary schools."

Despite requiring some improvement in some areas, it has a traditional recessed porch, an entrance hall, two generous reception rooms and a breakfast kitchen with an enclosed staircase to the first floor.

On the first floor there are three bedrooms along with a family bathroom and outside the property there is parking with a walled garden and a number of outbuildings. The gated property has plenty of space for parking and the surrounding grounds attract plenty of sunshine, with it being south-facing.

A statement from Derbyshire County Council's Historic Environment Record says: "The Lodge of the Cemetery was built in a Gothic style from stone with a slate and is a single-storey building with an attic. It is L-shaped in plan with a 2-storeyed porch at the junction of the wings. Other listed structures within the cemetery include monuments to Thomas Skevington and John Gregory Pike."

The property will go to auction with a guide price of £125,000 on Wednesday, October 23. You can take a sneak peek inside this spooky and historic city property in our photo gallery below.
