Student HMO property within popular Bristol area listed at auction with £950,000 guide price

The upper three floors of the property, which was rented out in the past to six students, will head to auction on December 11. The ground floor, which includes the Penny Brohn UK charity shop, does not form part of the HMO.
The period terrace comes with six bedrooms, six bathrooms (five of the bathrooms are en-suite) and a communal kitchen area. The property is currently empty as renovation took place to allow for HMO tenants.
In the academic year of 2023/2024, the six bedroom property generated £84,000 in income over a 50-week period. This equates to around £1,680 a week, or £280 per week per student.
The Hollis Morgan listing says there is scope to increase the income once new tenants are agreed, whether students or professionals. The property comes to 2,787 sqft.
The listing describes the three-floored property as a “prime student investment”, partially down to its proximity with the University of Bristol. It will go to auction at a guide price of £950,000, which suggests the seller’s minimum acceptable price, but this could change prior to the auction.
