26-lot subdivision planned

A large subdivision given initial approval two years ago will come back to city council Monday.

An application to rezone property on Treetop Road in Black Mountain to large lot housing was originally given first three readings in March of 2022.

However, the bylaw was rescinded with adoption of new city zoning bylaws.

The new application now before council is seeking to rezone the property from large lot rural residential to medium lot housing to make way for a 26-lot subdivision.

In its supporting recommendation, planning staff note the property is within the future growth boundary and has a future land use designation of suburban residential which is consistent with objectives within the 2040 OCP.

“In addition, the proposed lots are consistent with the minimum dimensions of the RU2 zone and can be adequately serviced,” the staff report states.

“To accommodate the proposal substantial road dedication is required.”

Under the proposed zone, up to four dwelling units could be accommodated on each medium sized lot.
