Plan for 180 homes on site near Greater Manchester hospital

Plans have been submitted for a development of 180 homes on part of land known as Timperley Wedge in Trafford. North West housebuilder Prospect Homes has tabled the planning application for the 14-acre site north of Dobbinetts Lane in Hale.

It forms part of the strategic housing allocation within the Places for Everyone (PfE) plan - the strategic development programme for Greater Manchester which was adopted in March this year. Ultimately, the PfE plan seeks the provision of 1,800 homes in Timperley Wedge, to be delivered by 2039 - 2,500 homes in total - to be delivered by 2039.

This includes extensive housing and Roundthorn Industrial Estate to the north and east, and Wythenshawe Hospital and Newall Green to the east. The M56 motorway and Manchester Airport lie a short distance to the south. A planning statement submitted by Frost Planning Ltd, posted on the Trafford planning portal, says the site is ‘largely unused’.

“It comprises unmanaged agricultural fields with areas of scrub, shrubs, and mainly low quality trees,” it says. The site is accessible by vehicles from Dobbinetts Lane, connecting to the highway network.

It is bordered by Brooks Drive to the west and a public right of way route to the north which safely connect on foot and by cycle to Roundthorn Industrial Estate, Wythenshawe Hospital, schools, shops, public open space, and bus stops and the Roundthorn Metrolink station.

“The applicant seeks to develop a high-quality sustainable community which provides much-needed homes within a beautiful setting and supported by essential infrastructure,” the planning statement goes on. Prospect Homes wants full planning permission for around 179 homes with access, parking, landscaping, open spaces, drainage, and other associated infrastructure.

“The proposed development aims to create an accessible and inclusive community by offering high-quality open market and affordable homes for individuals and families,” they say. The provisional housing offer is 98 open market dwellings (55 per cent) and 81 affordable homes (45pc) in accordance with the PfE.

The breakdown is: 25pc first homes, 37.5pc social/affordable rent, and 37.5pc intermediate.
