Joint property owners face issues with the generation of e-khata
by Shreyas H.S. · The HinduOwners of jointly owned properties are facing issues in securing e-khata as digital khata generates only one of the owners’ names instead of including the names of all owners of the property.
Ramesh S. (name changed), who co-owns a property with another person, said, “When I uploaded my Aadhaar UID, the system took only my name, and I did not find any other option to add the name of the other owner. This will result in the issuance of an e-khata with my name on it, leaving out the other owner’s name. The e-khata should have both the names; otherwise, it may create problems later.”
In Ramesh’s case, his name and his co-owner’s name are mentioned in a single line using a comma.
The officials at the Assistant Revenue Office (ARO) have no clue as to what can be done to rectify this problem. Many properties in Bengaluru have two or more owners, and if there is a solution for the same, the authorities concerned should educate the owners, he said.
BBMP Special Commissioner (Revenue) Munish Moudgil said, “In the Kaveri software, which has the sale deed, if names are mentioned in a single line next to one another, then e-khata will be issued with a single name based on whose Aadhaar is uploaded first. But there is also a solution. There is an option called ‘Add Owner’ in the BBMP system. Adding names under this option will lead to the generation of e-khata with all names of the property owners.”
It should be noted that once the registered deed number is uploaded to the BBMP system, it will fetch sale deeds from the Kaveri software. The BBMP system does not make any changes or alterations on its own, he said.
On the other hand, if names are mentioned one below the other in the sale deed, then the BBMP system will fetch the same separately, generating the e-khata like the owners want. This is a small technical issue and property owners need not worry, he added.
