New tower block coming to £1bn Salford Central neighbourhood

A new 18-storey apartment block with more than 150 ‘affordable’ homes could be coming to Salford. Developers ECF want to build 153 one-, two- and three-bed flats on a triangular plot between Slate Yard and Trinity Way.

The planning application submitted to Salford council shows the latest phase of the Salford Central ‘New Bailey’ regeneration zone, an area currently undergoing a £1bn development transformation.

The designs by Hawkins\Brown include a generous entrance lobby and parcel room, 154 cycle spaces and a street-facing public garden. A number of the apartments would have views over the River Irwell and the city.

Around 44 percent of the apartments would be one-bedroom, another 44 pc would be two-beds and 11 pc would be three-beds.

ECF has indicated their intention to create a 100 percent affordable development, but added ‘this is currently subject to further detailed discussion’ and the planning application currently only pledges the minimum 20 pc (31 units) affordable homes.

The new highrise neighbours the iconic Stanley Street Car Park and would sit among five other apartment blocks, including the 23-storey Novella building and a 22-storey block currently under construction. The number of apartments in the area would total 984 once the building is complete.

A spokesperson for ECF said the plans were ‘the final piece of the puzzle’ in the New Bailey neighbourhood.
