Sunderland City Council approves revised Fawcett Street flats plan

Sunderland City Council's planning department has approved a fresh planning application for 60 Fawcett Street

Sunderland City Council's planning department has given the go-ahead to revised plans for a city centre apartment scheme at 60 Fawcett Street.

Earlier this year, approval was granted to transform the floors above the former 'Upmarket' retail store into four apartments, complete with a roof dormer extension, bin store and associated external alterations.

The proposed accommodation included a mix of one, two and three-bedroom apartments, with changes to the ground floor to allow access via a new staircase and door entrance. However, a fresh application submitted in August 2024 sought to alter the approved planning permission and decrease the number of residential units in the project.

Developers requested permission for "alterations to internal design" to reduce the number of flats from four to three. The plans featured two 'duplex flats' spread over several floors, as well as a flat on the first floor, each unit equipped with living space and kitchen facilities.

The updated development comprised two one-bedroom flats and one three-bedroom flat. After reviewing the revised planning application and evaluating it against planning policies, Sunderland City Council's planning department gave its approval on October 11, 2024.

In their decision report, council planners deemed the amendments "acceptable in respect of design and The council decision report states: "The conservation team have been consulted on this application and have raised no objection, stating that the proposed reduction of apartments from four to three units and associated revisions will have a marginally positive impact on the historic layout of the building and no impact on the character and significance of the Sunniside Conservation Area."

It was also noted that there were no objections from the council’s environmental health department and no objections over highway and pedestrian safety issues. The development must be brought forward within three years under planning conditions.
